GuestWisely is an end-to-end, highly configurable property management platform built to simplify and elevate the way short-term rental professionals operate. Designed to support everything from small property owners to enterprise-scale managers, GuestWisely unifies the core components of property setup, pricing strategy, and multi-channel distribution into one intelligent system-ensuring consistent operations, optimized revenue, and superior guest experiences across both direct bookings and third-party OTAs like Airbnb, Vrbo, and Booking.com.

Property Settings

At its core, GuestWisely empowers users to build rich, data-driven property profiles through the Property SettingsEach property listing is meticulously crafted with detailed information-ranging from internal and public names, property type, and ownership details to precise geolocation coordinates, multilingual metadata, and high-resolution photos. These elements are not siloed; they form the structural foundation upon which all other modules interact.

For example, amenities aren’t just static features; they are dynamic data points that can be quantified, customized, and tagged to improve both how guests discover properties and how managers organize their portfolios. These tags tie directly into powerful search filters and navigation tools, creating a seamless link between guest-facing search experiences and backend management workflows.

Mapping and geolocation enhance discoverability by situating each property clearly within travel routes and neighborhoods, while owner details automate important communications and financial reporting, ensuring transparency and efficiency. Visual storytelling through property photos complements this data, giving potential guests a compelling view of what to expect.

Flexible rates and payment settings work hand-in-hand with these profiles, enabling managers to implement nuanced pricing strategies that respond to seasonal trends, guest types, and booking channels. Payment integrations and alternative methods provide seamless transaction flows, while instructions and logistics modules ensure smooth guest arrivals, departures, and clear communication of policies or exceptions.

Beyond the guest experience, GuestWisely’s integrated financial tools-including tax handling, service management, expense tracking, and commission calculations-offer managers centralized control over revenue and costs.

Portfolio Manager

Deep configurability is managed through the Portfolio Manager, which serves as the operational brain for property management. Whether adding new listings from scratch or cloning (and editing) existing ones, managers can instantly replicate complex settings like rates, fees, amenities, and house rules-saving time and ensuring consistency across properties.

Beyond individual listings, the Portfolio Manager lets users group properties flexibly by owner, location, theme, or any custom criteria. These groups can be managed collectively, enabling bulk edits that ripple across even hundreds of properties in a single action. This organizational structure simplifies updates, streamlines role assignments, and supports scalable operations without sacrificing detail.

To further enhance discoverability and guest experience, properties can be tagged and linked, creating logical relationships between listings. These connections allow the system to automatically suggest alternatives when a desired property is unavailable, maximizing occupancy and guest satisfaction without manual effort. This smart recommendation engine leverages tags and linked properties to keep bookings flowing smoothly.

The Portfolio Manager also provides visibility into each property’s status across multiple channels-tracking readiness, connection health, and any errors-helping managers monitor their portfolio’s operational health and quickly address issues.

When properties need to be removed, the Portfolio Manager’s deletion and restoration features ensure data integrity while offering a safety net against accidental loss. Deleted properties remain recoverable for a limited time, allowing managers to maintain control and confidence over their data.

Altogether, the Portfolio Manager creates a cohesive ecosystem where detailed configuration, group management, tagging, linking, and channel monitoring work in harmony to optimize portfolio performance and elevate the guest booking experience.

Rates Management

The Rates Management system is where GuestWisely's depth and flexibility truly shine. Rates are not limited to static pricing; the system supports multi-layered rate logic that can vary based on seasonality, length of stay, occupancy, lead time, and booking method. Managers can configure both global pricing rules-such as weekend definitions or display formats-and individual property-level settings including first-night surcharges, minimum gaps between bookings, and channel-specific adjustments.

Through the powerful Rates Table interface, property managers can create detailed seasonal rate entries with date ranges, pricing by night/week/month, guest limits, and minimum stay rules. The inclusion of secondary rate tables makes it possible to switch between multiple pricing strategies for different markets, guest types, or promotional periods-without overwriting primary rates.

These capabilities don’t exist in isolation. Because the Rates Table is directly linked to the Portfolio Manager, any cloned or grouped properties can automatically inherit predefined rate structures. Additionally, rate configurations feed directly into the platform’s booking logic, syncing in real time with availability calendars and booking policies. If a property has a minimum 3-night stay in high season and a discount for 7-night bookings, those rules are consistently enforced at checkout-whether the guest books through Airbnb, Booking.com, or your own website. This eliminates pricing conflicts, reduces manual updates, and ensures rate parity across all channels.

GuestWisely also integrates robust payment and financial workflows, tightly bound to both property and rate data. Managers can define payment settings per property or group, including accepted methods (credit card, wire transfer, digital wallets), deposit rules, cancellation penalties, and even installment-based billing with automatic invoicing. Through integrations with over 30 payment gateways, the platform supports regional and international payment preferences-giving managers the ability to localize transactions without fragmenting operations. Fees, taxes (city, occupancy, VAT), and commissions are just as granular. Managers can set flat or percentage-based commission models, apply them per property or per owner, and see them reflected in built-in trust accounting modules. This unified structure ensures financial transparency, improves reporting accuracy, and supports owner payouts or investor reporting with confidence.

Something that truly distinguishes GuestWisely is how everything works together:

  • Property data powers rate configurations. Rate structures influence payment policies.

  •  Booking rules connect to availability calendars and check-in restrictions.

  •  Tags affect how properties are displayed to guests and filtered in internal dashboards.

Even the deletion of a property doesn’t break the ecosystem-deleted listings are recoverable for 7 days, ensuring operational continuity and historical record-keeping. Managers can restore a listing complete with all prior configurations, rates, tags, and financial data-saving hours of rework and preserving data integrity.

GuestWisely transforms property management from a fragmented task list into a strategic, synchronized workflow. It’s not just about entering property data or setting a price, it’s about maintaining a living, breathing portfolio that adapts in real-time to market demand, operational needs, and guest expectations. With GuestWisely, property managers gain a competitive edge through automation, consistency, and scalability-delivering a seamless guest experience while reducing manual overhead and operational risk.
